Excluded from the above building specifications is the second floor, which has a 544 square foot mechanical room and the 121 square foot guard house located at the site's entrance along the west line of John F. The location has direct access to George Bush Intercontinental Airport/Houston Taxiway W/B via a shared taxiway easement with Marathon Oil Company, the adjacent corporate aviation tenant to the north.

The underground storage tanks have been removed and a new lessee will either buy its fuel from the Fixed Base Operator or install above ground storage tanks for self-fueling purposes.

The hangar has approximately 399 feet of frontage along the west side of John F. Kennedy Boulevard, north of Greens Road, and is located approximately 15 miles north of Houston's central business district, within the City of Houston, Harris County, Texas. Please see attached map.

Taxing Authorities: The land and the improvements belong to the City of Houston, a tax exempt entity. The Harris County Appraisal District will assess a possessory interest on the lease.

Use: Corporate Aviation Operation. The city of Houston will entertain other general aviation uses for the facility.

All airport leases are triple net leases. A new lessee will be provided a three year hangar lease. Additional terms beyond the standard three years may be purchased by the lessee should improvements other than cosmetic in nature or routine maintenance work is necessary. City of Houston insurance requirements vary depending on the hangar's use and will be provided upon request.
