Operations & Maintenance Job Order Contract
The Houston Airport Systems Operations and Maintenance JOC Program, administered by James Beehner, Project Manager, consists of those projects that are not intended to alter or change the asset or to increase the useful life of the asset, but rather to sustain the asset in its present condition. Examples: Painting, remodeling costs, compressor replacement in an air conditioning unit.
It is further defined as projects or activities that recurs on an ongoing basis and keeps the assets in useable condition; simply restores a fixed asset to its former condition, addressing normal wear and tear; does not add substantially to the value of the asset; facilitates asset utilization for its original estimated useful life; and does not significantly extend the useful life of the existing asset.
